New multifamily with five stories of Type IIIA over two levels of podium and subterranean parking. The front elevation features staggered, chamfered walls optimized to maintain the necessary extents of shear walls whilst disguising continuous elements to minimize the use of transfer framing.

The columns and walls at the podium and basement levels were carefully aligned through an iterative process to allow for the differing program. A central atrium provides circulation to the units with roof terraces and communal spaces at the uppermost level.
