location: Santa Monica, CA
architect: BOTO Design Architects
status: Completed 2023
A new commercial development that is unrecognizable from its past history as a hardware store and lumber yard. Built in the early 20th century, the barn-like structure to the west of the site features an unusual and archaic roof framing that is nonetheless beautiful in expression of its wood framing. WPe developed a structural reinforcing that complements the existing exposed framing of the barn structure while allowing for the added roof loads of a modern HVAC system and extensive new skylights.
At the east of the site is a remodeled concrete masonry building with long span tapering girders. This structure was updated with a new, centrally located, pop-up clerestory roof and extensive new openings in the perimeter wall facing on to a new terrace. The terrace features a unique masonry screen wall and a wood-framed long-span trellis canopy.
